We all wait for that special time of year when we can escape the hectic activities of our daily lives by taking a well-deserved vacation. Do you usually wonder where to go and where you should stay? Smart people plan their vacations long before they actually go, but those who are truly in the know buy timeshare property to use on their vacations. Their purchase gives them accommodations at a place they enjoy, peace of mind, and the opportunity to build cherished memories. All of us would like to own a timeshare property at our favorite vacation destination. We’ll discuss some important information you should always consider when buying a timeshare.
1) You need to understand the different types of timeshare properties before you buy one. Basically, there are two types of timeshare plans. The first type is a deeded plan, where you buy an actual piece of real estate and own it along with other owners, but you are only allowed to use it according to the timeshare agreement. A fixed week, fixed unit deeded timeshare permits you to own a specific timeshare property at a specified time each year. A floating time agreement gives you flexibility regarding the dates you can use your timeshare, but many owners prefer that option so you may need to make your reservations on a first come, first served basis. A non-deeded or right to use timeshare is a lease arrangement. Just like deeded timeshares, these plans are categorized into fixed unit and floating time arrangements. After the lease expires, however, you no longer have any rights to the property.
2) Before investing in a timeshare do your homework about the location first. Decide whether you can go there on a yearly basis. Also it wouldn’t hurt if you research the prices of other alternative accommodations in that place. If you are paying for the timeshare then why buy timeshare if an alternative costs you less. But at the same time you should weigh in your comfort factor also. The alternative accommodation might not provide you with the same comfort as the timeshare accommodation. So, it depends on what criterion is important to you, cost or comfort.
3) Always know your timeshare rights before you buy one. They might be violated in some cases. Most of the time, timeshare properties are governed by legal documents called Covenants, Codes, and Restrictions. They create the rights of timeshare owners and govern how the timeshare is to be managed.
4) Decide whether you want to buy it for vacation purpose only or as an investment. If you want to buy it as an investment you should rethink. Timeshares are not one of the most lucrative properties for reselling. Generally timeshare properties don’t have good resale value and the resale is also difficult due to competition from the original seller himself. However, it is an investment in a Lifetime of Vacation Enjoyment (LOVE).
5) You might think your only cost in buying a timeshare will be the purchase price for the real property, but this is wrong. Always factor in the overall cost of the timeshare, including closing costs, broker commissions, financing charges, maintenance fees, taxes, mortgage payments, travel expenses, etc. Before you buy, compare the price for similar alternative accommodations with the total cost of timeshare ownership. Keep in mind that rates for hotels typically go up two to three percent every year.
6) Thoroughly read each and every timeshare document before you sign anything. Never believe any promises the salesman makes, and ask for everything to be put in writing. Look into the seller’s reputation and whether the seller is licensed to sell timeshares. Finally, never accept any property that has incomplete facilities, but if you do, always require the seller to sign a written commitment to complete the facilities before a specified date.
